Projects Union Square, Manhattan
A technology hub in the heart of Union Square, combining Class A office space with tech education and innovation space.
RAL conceived Zero Irving in response to a competitive request for proposals from the New York City Economic Development Corporation. The 21-story building brings together Class A and flexible office space, digital-skills training, innovation and event space, and a street-level food hall in the heart of Union Square.

NYCEDC sought a partner to create a technology training and innovation center at the edge of Union Square. RAL's proposal combined that program with Class A office space, creating a destination for growing companies and the neighborhood's tech community.

The building stacks eight floors of amenitized Class A office, five floors of flexible office for startups on shorter terms, three floors of digital-skills training, two floors of networking and innovation space operated by Civic Hall, and a full-floor event space for 300+ guests. A food hall at street level opens the building to the neighborhood.

Designed by Davis Brody Bond, the tower sets a glass volume against the landmark Con Edison clock tower next door, with planted terraces, a public-facing ground floor and a lobby built around a large-scale digital art wall.
